Booking Conditions

General Information

We have the right to increase or decrease any advertised price before a contract is made. No contract is made until you have paid the full sum of deposit (or full sum due if booking within 8 weeks of the start date) and you have received the Booking Acceptance from us.

We take all reasonable care accurately to describe our properties and their location and nature on our website and it is important that you consider and check these carefully to ensure that they meet with your requirements. It is also important that the less developed nature of Croatia and its infrastructure is appreciated. No responsibility, refund or compensation will be given in this regard.

Our ‘Meet and Greet People’ will be available on your arrival to show you to your property, explain the facilities and location to you. This is not however a fully serviced, package type holiday.

The Accommodation

Whilst all reasonable efforts are made to keep the facilities and appliances etc. in full working order, breakdowns do sometimes occur. Any problems, defects or shortages in respect of the property must therefore be reported immediately. Please therefore inform us of these (via our ‘Meet and Greet People’) and we will do all we reasonably can to arrange for repairs or replacement. No responsibility, refund or compensation will be given for such breakdowns etc.

You have the right to quietly use and enjoy the property in question for the agreed period. It is your responsibility to respect its contents and amenities and for leaving it in good order and clean condition and for returning all sets of keys to us on time (see below). The accommodation provided is only for the use of guests listed on the Booking Request Form and any subletting or sharing of accommodation is strictly prohibited. We reserve the right to render additional charges and/or to ask the whole party to vacate the property if it is misused in any way.

Any damage to the property, its contents and/or amenities (save for normal wear and tear) may render the client liable for eviction without compensation. In addition, an appropriate amount of money will be deducted from the deposit or otherwise due to cover the damage and the administrative costs of organising its repair or replacement etc.

Time of Rental

As a general rule, your accommodation will be available from 2 p.m. On the day of departure you must leave the property and return all keys to us by 10 a.m. at the latest to allow for its preparation for our next guests. Any overstay will render you liable to additional daily rental charges and the administrative cost of making necessary arrangements.


  1. You may cancel the holiday notifying us in writing via recorded delivery at any time prior to departure. Unfortunately will not refund any monies already paid or which have become payable.
  2. If you wish to make changes to your holiday we will do our reasonable best to accommodate you. Any change is subject to availability. There is an administration fee of £50 plus any associated costs.
  3. We reserve the right to cancel your holiday, however this will not occur less than 8 weeks prior to your departure except for reasons beyond our control or failure to pay the balance on time.
  4. Any changes to your holiday would normally be minor and we would inform you immediately.
  5. If we consider the change to be major then we will inform you immediately and we will aim to find you alternative accommodation or refund an appropriate percentage of monies paid.

Limits of Our Liability

No refund, compensation or any other payment whatsoever shall be due if we amend or cancel your holiday in any way by reason of illness of any member of your party or otherwise, and/or by reason of war, or threat of war, riots, civil strife, terrorist activity, industrial dispute, natural and nuclear disaster, fire, epidemic or health risk, technical problems to transport, closure or congestion of airports or ports and similar events beyond our control. You are expected to take out your own travel insurance in this regard.

No responsibility or liability whatsoever is taken for you or your possessions during your stay and you are expected to take out travel insurance for loss, damage or theft during your stay.

In any event, any/all liability we may have to you shall be strictly limited to a full refund of the sums actually received from you.
